The space
The apartment is overlooking the main street. The Burj Khalifa view from the balcony is now obstructed by newly constructed building (cover photo is for marking NY eve only)

Guest access
You will be required to provide passport (or ID) copies of all guests at least 24 hours before the check-in date to register your stay with the building management system/security and log your stay in Dubai Tourism (mandatory law).

We reserve the right to check the validity of passports and email accounts through a third party platform without relying on the AirBnB ratings and reviews.

Other things to note

Please note that there is ongoing construction in Downtown area and near the apartment, which may continue until late at night as well as block the view. While the apartment itself offers a comfortable and well-equipped stay with soundproof glasses, light sleepers may experience some discomfort from the construction noise during the evening hours. We will provide earplugs for added comfort for all our guests and if you still have any concerns, feel free to reach out—we’re happy to answer your questions!


Hidden charges

All taxes (Tourism Dirham tax and VAT) and AirBnB service fees are included in the price.
We DO NOT collect any taxes on arrival.

Security Deposits (REFUNDABLE)

We may collect FULLY REFUNDABLE security deposit against any possible damages If the guest has no Airbnb reviews and ratings before the arrival. This deposit will be returned upon check-out within 2-3 work days (due to bank processing time)

Early Check-in

Early check-ins are subject to availability of the apartment and must be enquired with the host before the arrival date.

We encourage you to book the previous day at 50% discount if early check-in is more than 5-6 hours ahead of standard check-in time to ensure your smooth move-in.

Early check-in is not available to same-day bookings.

Late check-out fee

You must inform about your late check-out plans at least 1 days before the check-out date.

Late check-out fee is 100 dirhams (~ US $28)/hour during high season (October-March in Dubai). However, last minute notice after 8pm Dubai time is not considered a valid request (especially if another booking reservations was validated at 8 pm and the payment has been processed by the guest).

Extending your stay

Any changes to the end date of the reservation must be agreed 24-48 hours before the check-out date to avoid other reservations that may overlap your days. Last minute requests (the day before, after 8pm Dubai time) will not be considered a valid request.

Extending your stay is proceeded/calendar is blocked only after the 1) new check-out date and 2) new nightly rates are duly confirmed from your end in written.

IMPORTANT! The calendar remains open for bookings while you negotiate the price and discounts. Any reservations made by other Airbnb guests in the middle will result in refusal of the extension as we cannot cancel online bookings.

Use of space

Amenities such as Multi-purpose meeting room and Roof-top lounge are available by booking through the Emaar One app.

You may want to request the host for available timings.

Housekeeping/Additional cleaning

This is a self-cared apartment (unlike hotels, cleaning is not provided daily or weekly)

Additional cleaning services are available by request for 200 dirhams/request. This will include changing linens, bed sheet and pillow covers; the cleaning company also mops the apartment floors, balcony, washes all bathrooms and toilets, changes towels, replaces used amenities and washes dishes in the kitchen (total time required for cleaning is 2-2.5 hours).

Bed sheets are provided based on the apartment size (number of beds).

Extra linen and towels are provided at AED 50/set. Please request in advance as we need to order them with the cleaning service provider.
